The Opportunity

As a Project Manager, Commercial the primary responsibilities will be in the design, construction, tenant fit-up, and suite turnover of retail, and light industrial development projects for the organization. A key member within the developer team, managing teams of consultants and contractors through the design, permitting and construction phases of multiple retail, light industrial, and tenant improvements. Contributing to the successful performance of the construction team including meetings of financial, schedule, quality and tenant satisfaction objectives.


The Project Manager, Commercial the reports to the Senior Project Manager, Commercial.




  • Due diligence support and investigation for prospective land acquisitions
  • Preparation of proposal calls for contractors, construction managers and consultants.
  • Set up and maintain reporting formats for pre-development and initial baseline budgets
  • Outline Specifications and Landlord's Work Scope development
  • Prepare and update preliminary design and construction schedules
  • Retail Lease offer tracking and feedback

Design Development

  • Prepare contracts for contractors and consultants
  • Attend pre-application meetings with local authorities
  • Follow up on the development permit design and application process
  • Tracking of servicing agreements and securities with local authorities
  • Follow up on the building permit design and application process
  • Coordination of landlord and tenant scopes of work with base building design


  • Preparation of RFP and tender invitations
  • Reconciliation and maintenance of construction contracts
  • Change order management and control
  • Monthly budget update input and report preparation
  • Budgeting, scheduling and execution of tenant improvement contracts
  • Invoice approval and tracking
  • Schedule monitoring
  • Site meeting participation and owner representation
  • Maintenance of the ONE Quality Control Program
  • Electronic file and drawing management


  • Deficiency and warranty follow up
  • Gathering of close out documents
  • LEED submittals coordination
  • Letter of credit recovery


Education- Technical College or University Engineering/Architectural Degree or equivalent experience.


  • Minimum 5 years experience as a Project Manager with a General Contractor on light industrial, or big box retail projects or;
  • Minimum 5 years experience as the Tenant Construction/Development Coordinator with a national retail chain or;
  • Minimum 5 years experience as a Project Manager with a major Architectural firm engaged in light industrial or big box retail design or;
  • Equivalent related experience

Knowledge, Skills, and Abilities

  • Strength in communication and leadership skills
  • Knowledge of commercial construction
  • Knowledge of project management
  • Understanding of building systems
  • Basic understanding of business principles
  • LEED experience

Proficiency in the use of computer programs such as 

  • Word processing, Microsoft Word
  • Spreadsheets, Microsoft Excel
  • Scheduling, Microsoft Project
  • E-mail, Microsoft Outlook
