ONE Properties (ONE) is seeking a Project Accountant to join our vibrant, fast-paced team in Edmonton, Alberta.

ONE specializes in the development, asset management and property management of commercial and multi-family real estate assets. ONE offers expertise in land planning, asset acquisition, development, project finance, construction, project analysis and marketing. Through our offices in Edmonton, Calgary and Toronto, we collaborate and partner with institutional clients to create master planned developments incorporating smart growth principles. We actively operate in the retail, industrial, office, mixed-use and residential segments of the real estate market.

The Opportunity

The Project Accountant’s primary responsibilities will be in relation to the portfolio of development projects assigned, including project accounting, financial reporting, and financial management. The successful candidate must have excellent communication skills, experience with working in a collaborative environment, an acute attention to detail, and strong organization and computer skills.

The Project Accountant reports directly to the Accounting Manager.

Duties & Responsibilities

Project Accounting

  • Capturing project costs into accounting system and ensuring their completeness
  • Monitoring costs to date in relation to project budgets
  • Preparing monthly project draws to lenders and partners
  • Analyzing and monitoring project timing and cashflow and identify revisions to forecast, as required
  • Monitoring and maintenance of project funding facilities and identify significant events requiring amendments

Financial Reporting

  • Preparing monthly financial statements for various project entities
  • Preparing various monthly/quarterly electronic reporting requirements with external partners, as required
  • Preparing annual year-end files as well as tax filings
  • Coordinating with external accountants in assisting with Review and Audit engagements
  • Maintenance of accounting general ledgers as well as various subledgers and schedules, as required

Financial Management

  • Management of financial position of various project entities
  • Coordination with accounts payable for vendor payments releases
  • Preparation of monthly income distributions

Skills and Qualifications

  • Accounting designation (CA, CMA, CGA, CPA) strongly preferred. However, consideration will be given to candidates that bring experience in lieu of educational designations.
  • Minimum 3 years’ experience relating to financial accounting, financial reporting, and preferably real estate and project accounting.
  • Ability to work in a fast-paced, deadline orientated environment with strong time management and prioritization skills.
  • Strong written and oral communication skills.
  • Strong organization, analytical and problem solving skills with an emphasis on attention to detail.
  • Ability to work in a team environment.
  • Intermediate to advanced knowledge of Excel.
  • Experience in Sage 300 and Timberscan is an asset, but not required.
